National transport company Cahill Transport will design and construct a $10 million state-of-the-art warehouse and office facility at its recently acquired site in Walker Corporation's 100ha Vicinity industrial estate at Direk.

Cahill Transport director Michael Cahill said the deal ended an exhaustive 18 month company search for new headquarters in South Australia.
"We are extremely satisfied with our decision to build a new facility at Vicinity Industrial Base," he said.

"We conducted a detailed search of the inner north and were put off by the price of land and inability to find suitable-sized, contamination-free land at the right price. Having road train access by the end of the year will be a great advantage and being located in Direk gets us away from the congestion of the inner north, and more direct access to the national highway network."

Cahill's new 18,500 sqm headquarters will be located next to the Toll NQX facility on Heaslip Road, 25km north of Adelaide and just 3km from a major entry point on to the new $560m Northern Expressway.

The deal was facilitated by CB Richard Ellis director Mark Boylan, who said the deal reflected an enhanced demand for the outer north. "What it shows is two things," he said. "First, people are starting to realise that the bottom of the market has well and truly come and gone and people now have the confidence to invest and look at long-term capital growth.

"Secondly, we're seeing a lot of companies in the northwest looking at the outer north, such as Vicinity, with a view to building new premises and realising the value of their holdings in the northwest."

The Cahill facility has been designed by Vaughan Constructions, with full drive around access to handle road trains. The Vicinity base has recently been granted conditional road train approval, which will allow level 3 B-triple road trains to access the estate.

Mr Boylan said the Cahill deal followed similar moves in 2009 and 2010 by Kimberly-Clark and Toll to design and construct purpose-built facilities within the $400 million Vicinity precinct.

Toll NQX spent $20 million on a 20,000 sqm facility last year while Kimberly-Clark completed is 7,000 sqm facility in late 2009.
Walker Corporation executive chairman Lang Walker said Vicinity's location suited transport companies like Cahill,"Our estate is an excellent location for transport and logistics businesses such as Cahill Transport," he said.

"It is close to major freight and transport routes and key transport destinations, including the port and CBD.

"The recent road train approval has helped to position Vicinity as a major new hub for transport businesses in Adelaide".
